Got Books: Tenant Expansion/Relocation and New Site/Branch Selection
Retained to identify a warehouse facility to accommodate expansion of existing Warehouse, within immediate proximity of I-93 and generate economic savings. After an exhaustive search several properties were identified, proposal were requested and a terms were secured that afforded Got Books flexibility and free rent to defer moving expenses in a 65,000 SF warehouse.
Got Books, one of the largest on line used book stores in the US, requested we investigate retail locations within close proximity of the warehouse, strong demographics, flexible lease terms that afforded ability to terminate w/o penalty to determine if a physical store would be profitable. With the success realized at opening the 1st store in Burlington, MA Got Books has gone on to open several used books Super Stores in Saugus and Danvers, MA and Salem and Nashua, MA totaling 59,000 SF.
239 Turnpike, LLC: Acquisition, Redevelopment-Add Value and Owner Occupancy
Nordlund Associates identified 239 Newburyport Turnpike, Topsfield a 35,000 SF Retail/Office Building for a client seeking to purchase a property for their own occupancy and an investment. The property was 50% occupied by a strong credit anchor tenant however, the remaining space was vacant and required restoration. The property was acquired, vacant space renovated and reintroduced to the market with the owner occupying 15% of the total building and the remainder leased. In addition, the property came with a single family residence and a residential lot that were subdivided and marketed for sale separately.
10 Dearborn Road, Peabody: Landlord Representation
Nordlund Associates was retained to market a 40,000 SF Office Building that suffered from deferred maintenance. A study was generated for market placement which the Landlord approved. The asset was brought to market through 4 electronic databases, electronic flyers sent via e-mail, hard copy flyers and post cards were generated and mailed to prospective Tenant and followed up with. IN less than six (6) months a Tenant was secured for 60% of building bringing occupancy to 100%.
